Roof repair in Tucson.

Most Tucson roof leaks come from a few places: cracked or slipped tile, worn-out underlayment under the tile, failed flashing, or cracked coating on a flat foam roof. Call or text (520) 261-1212 with a photo and your address, and we'll match you with a roofing crew that repairs your kind of roof.

Where Tucson roofs actually leak

The water stain on your ceiling is rarely right under the problem. Water runs along the underlayment, the roof deck or a rafter before it drips through, so the leak can start several feet away. That's why a good repair starts with finding the source, not patching the spot you can see.

These are the usual suspects on Tucson houses.

  • Cracked or slipped tile. A tile cracks from foot traffic, a falling branch or hail, or slides out of place, and water gets under it.
  • Worn underlayment. On older tile roofs, the layer under the tile dries out and cracks in the heat. The tile looks fine. The roof still leaks.
  • Flashing. The metal around chimneys, vents, skylights, valleys and walls is where two surfaces meet, and it's one of the most common leak points on any roof.
  • Foam coating. On flat foam roofs, worn or cracked coating lets UV and water reach the foam.
  • Scuppers and parapets. Flat roofs drain through openings in the parapet wall. When those clog or the seal around them fails, water backs up.
  • Solar mounts and satellite dishes. Every bolt through the roof is a possible leak if it wasn't sealed right.

Tile roof repair: the tile versus the underlayment

Tile roofs are the most common roofs in newer Tucson neighborhoods, and they confuse a lot of homeowners. The tile is mostly there to shade and protect what's underneath. The underlayment, a waterproof layer on the roof deck, is what actually stops water.

So there are really two kinds of tile repair. If a few tiles are broken or slipped and the underlayment beneath them is still good, the crew replaces or resets the tiles and checks the area around them. That's a small job.

If the underlayment is worn out, swapping tiles won't stop the leak. The crew has to lift the tile in that area, replace the underlayment, and set the tile back. If the underlayment is failing across the whole roof, that becomes a lift-and-relay, which we cover on the roof replacement page.

One more Tucson detail: clay and concrete tiles from older homes can be hard to match. Ask whether the crew has matching tile, or whether they'll borrow tile from a less visible part of the roof.

Foam and flat roof repair

Foam roofs are forgiving to repair when the problem is caught early. Small punctures, bird pecks and blisters can be cut out, filled with new foam and recoated. The bigger risk is a coating that has worn thin across the whole roof. Then the sun starts eating the foam itself, and spot repairs stop making sense.

On older built-up and rolled flat roofs, leaks usually come from ponding water, cracked seams and failed scupper seals. Keeping the roof drains clear before monsoon season prevents a lot of these.

Shingle roof repair

Shingles in Tucson age faster than the same shingles in a milder climate. The sun dries them out until they crack, curl or shed their granules. Monsoon wind then lifts the weakened ones and tears them off.

A few missing or lifted shingles are a quick repair. If shingles across the roof are brittle, curled or bald, new ones won't bond well to the old ones around them, and replacement is usually the better spend.

Repair it or replace it?

An honest crew will tell you when a repair is a waste of your money. Here's a rough way to think about it.

  • Repair makes sense when the damage is in one area, the roof isn't near the end of its life, and the rest of it is in decent shape.
  • Replacement starts to make sense when you've had leaks in more than one place, the roof has needed repairs several seasons in a row, or the material is worn across the whole roof.
  • On tile, the middle option is a lift-and-relay: new underlayment, the same tile. It costs less than all-new tile and fixes the real problem.

What changes the price of a repair

Most roof repairs in Tucson are hundreds of dollars, not thousands, but a few things push them up.

  • How hard the leak is to find. A simple cracked tile is quick. A leak that travels takes longer to trace.
  • Roof type and pitch. Tile and steep roofs take more time and care.
  • What's under the surface. Wet or rotted roof decking has to be replaced before the roof goes back on.
  • Matching material. Discontinued tile or specialty coatings cost more to source.
  • Urgency. Same-day emergency tarping or after-hours work is usually priced higher than a scheduled repair.

How long a roof repair takes

Most repairs are done in one visit, often in a few hours. A repair that turns into replacing underlayment in a section of tile roof can take a day or two. If the crew finds rotted decking, add time for that.

Right after a monsoon storm, every crew in town is busy. If your leak isn't urgent, getting on the schedule in fall, winter or spring is easier.

Before the crew shows up

A few things help the visit go faster and help you get a more accurate price.

  • Take photos of the ceiling stain, the attic if you can safely see it, and the roof from the ground.
  • Note when it leaks. Only in heavy wind-driven rain? Every time? That's a real clue about where the water gets in.
  • Move furniture and valuables away from the leak and put a bucket down.
  • Know how old the roof is, if you can find out. Old permits and home-sale paperwork often say.
  • Ask the crew for a written description of what they'll fix, what they found, and what warranty comes with the repair.

Common questions

How much does roof repair cost in Tucson?

Published Tucson figures put most minor repairs under $500 and tile repairs at roughly $300 to $1,500. Bigger problems, like rotted decking or worn underlayment across a section, cost more. A crew has to see the roof to give you a real number.

Why does my tile roof leak when none of the tiles look broken?

Because the tile isn't what keeps water out. The underlayment underneath does, and in Tucson heat it dries out and cracks over time. A roof can look perfect from the street and still leak.

My roof only leaks in monsoon storms. Why?

Monsoon rain is often driven sideways by strong wind, so it gets under tile, flashing and shingle edges that normal rain never reaches. That pattern helps the crew narrow down where the water is getting in.

Can I just patch it myself with roof sealant?

For a few days, maybe. Sealant over the wrong spot can trap water and hide the real leak, and walking on tile often breaks more tile. It's safer to put a bucket down and call.

Is a stain on the ceiling always a roof leak?

No. It can also be an AC condensate line, a swamp cooler, a plumbing vent or a pipe. If it leaks when it isn't raining, mention that when you call.

Can you match my old roof tile?

Sometimes exactly, sometimes not. Older tile styles get discontinued. Crews can often find close matches or move tile from a less visible spot to the repair. Ask before the work starts.

How often should a foam roof be recoated?

It depends on the coating and how thick it went on. Tucson roofers quote anywhere from about 5 to 15 years. If you can see bare tan foam, it's overdue.

Should I repair or replace an old roof?

If the leak is in one spot and the rest of the roof is sound, repair. If it leaks in several places or keeps needing repairs, replacement or a tile lift-and-relay is usually the better spend. A good crew will tell you which one you're looking at.

Does a roof repair come with a warranty?

Many do, but terms vary a lot. Get the warranty in writing, including how long it lasts and what it covers.

Do I need a permit for a roof repair?

Small repairs generally don't. Larger work can, and the rules differ between the City of Tucson, Pima County and towns like Oro Valley and Marana. The crew should know and should pull it if one is needed.

Can I get someone out during a storm?

Nobody should be on a roof during lightning and high wind. Call or text anyway. We'll help you protect the inside of the house now and get a crew out as soon as it's safe.

What do I need to send you?

Your address, a few photos (ceiling, roof from the ground, attic if you can safely look) and a sentence about when it leaks. Text it to (520) 261-1212.
